Congratulations on finding a buyer for the property you would like to sell. As a seller, there are a number of things you need to know and information that is required from you.

Point of Sale Inspection Requirements

Required by an increasing number of cities, inspections vary as do requirements for compliance. If required in your community, city-employed inspectors will inspect your property to certify that the property is in compliance with local ordinances. When the inspection shows compliance, a permit will be provided to the buyer. Some cities require that in inspection fee be paid in advance. Some cities require any violations be corrected before the property may be transferred, some allow the buyer to "assume" these violations. State of Ohio Residential Property Disclosure

A requirement in the State of Ohio, this form discloses the condition of the property based upon your knowledge. Fill out the entire form and sign your full name as you would on any other legal document.

Lead-Based Paint Disclosure

This disclosure is required if your home was built before 1978. Sellers must disclose known information about lead-based paint hazards before selling a house.

Purchase Agreement

You will need two copies of the purchase agreement. We have provided a sample purchase agreement. We recommend, however, that you seek the advice of an attorney, especially if there are items to be added to the agreement.

Agreed upon by both the buyer and seller on the purchase agreement, the "monies" are paid to initiate the sale.

What Do I Do Next?

Once both you and the buyer have signed the purchase agreement and proper disclosures title work can be started. If the buyer is working with a mortgage broker or a lender, please have the buyer advise them that Ace Title, LLC has been contracted to do the title and escrow work for the purchase of your home. Ace Title, LLC will need a copy of the purchase agreement and proper disclosures, once received we can start working on the sale of your home.
